Terms of Service

By accessing or using Lakoo (lakoo.hu), you agree to be bound by these Terms of Service. If you do not agree, please do not use the platform.

Lakoo connects property owners and agents with renters and buyers in Budapest, Hungary. We are a technology platform, not a real estate agency. We do not represent either party in any transaction.

We facilitate visit bookings, messaging, offer submissions, and payment of listing fees — but the agreement is always directly between the owner and the renter or buyer.

• Property owners are solely responsible for the accuracy of their listings
• False, misleading, or illegal listings will be removed without notice or refund
• Lakoo reserves the right to remove any listing for any reason
• Listing fees are non-refundable after the listing has been published, except within the 48-hour refund window
• Listings are published for 30 days from the date of payment

• Visit bookings are agreements between the owner and the visitor — Lakoo is the facilitator
• Cancellations must be made at least 3 hours before the scheduled visit
• Owners who cancel frequently may see their listing ranking reduced
• Repeated no-shows by visitors may result in account suspension
• Video visits via Google Meet are provided as a convenience — Lakoo is not responsible for technical issues

• Formal offers submitted via Lakoo are non-binding statements of intent until a notarized contract is signed
• The letter of intent generated by Lakoo does not constitute a legally binding contract under Hungarian law
• Counter-offers and negotiations handled via Lakoo are also non-binding
• Users are advised to consult a lawyer before signing any property contract

• Listing publication fees are charged in EUR and processed by Stripe
• Property prices are displayed in HUF — these are between owners and renters/buyers
• Lakoo does not handle property rental or sale payments
• Refund policy: listing fees can be refunded within 48 hours of payment. Contact hello@lakoo.hu

You may not use Lakoo to:

• Post false, misleading, or fraudulent listings
• Impersonate another person or organisation
• Harass, threaten, or abuse other users
• Scrape, crawl, or systematically extract data from the platform
• Use the platform for any illegal purpose under Hungarian law
• Create multiple accounts to circumvent restrictions

• Compatibility scores are computed algorithmically and are for guidance only
• Room owners are responsible for verifying applicant information independently
• Lakoo is not responsible for any incompatibility issues between flatmates

Lakoo provides its platform on an "as is" basis. We are not responsible for:

• The outcome of any transaction, rental agreement, or property purchase between users
• Accuracy of listing information provided by owners
• Loss of data, business interruption, or other consequential damages
• Third-party service outages (Stripe, Supabase, WhatsApp, etc.)

These terms are governed by the laws of Hungary. Any disputes shall be resolved in the competent courts of Budapest, Hungary.

We may update these terms at any time. We will notify registered users by email of material changes. Continued use of the platform after changes constitutes acceptance of the new terms.
